Where has Fractional Freehold Shared Ownership originated from ?The concept started in the USA and is rapidly becoming a popular alternative to outright ownership.Why would I buy Fractional as opposed to outright ?There are many reasons, the most common of which is that if you only plan on using your home for ad hoc visits then it makes economic sense to a lot of people to simply invest in a quarter / fifth or twelth share. Many Fractional owners can well afford the whole property but they choose to invest in a fraction because of the limited time they can spend in a 2nd home. There is always the chance to upgrade to full ownership if & when your commitments or lifestyle should change.How is Fractional Ownership different from Timeshare ?With a typical Timeshare a purchaser tends to only buy the right to use a block of time, for a limited number of years and a Developer always stands between the owner & the asset. In this situation the individual has little or no control over the service charges or the standard of maintenance. With Fractional Shared Ownership you can own a share of the property and benefit directly from owning a luxurious property in an exclusive loacation. You have all the same rights as an outright owner.What is included in the purchase price ?The concept is to keep things simple for the clients. Our Fractional Shared Ownership prices include the property as per specification, furnished to a high standard including everything from a teaspoon to soft furnishings & furniture. Is there anything that is not included in the price ?Just the annual maintenance charges which depend on how many owners there are sharing it. Running costs are shared equally between the owners hence reducing the financial outlay of owning a property abroad.What do the annual maintenace charges include ?The maintenance to the exterior of the urbanisation including painting, gardening, pool maintenance & lifeguard in high season, road upkeep, rubbish collection, 24hr security, building insurance and the basic management service fees.Do I need to find other co owners before I can buy a fraction of the property ?No not at all, this is something that we can handle, you can start using your property as soon as you complete the purchase of your share. You can exchange contact details with your co owners, which means you can keep in contact with them if you so wish.Who will look after the property when I am not there ?Our management service will look after the property whenever it is not occupied and after each owner / guest leaves you are obliged to use our cleaning services to assure that the property is in a perfect condition for the next occupant.What about damage to the property or the inventory ?Damage beyond normal wear & tear is the responsibility of the occupying owner (or his/her guest) Normal wear & tear will be covered by a sinking fund that all owners contribute to on an annual basis.Can I sell my Fractional Ownership in the Property ?Absolutely, you can sell any time you like, the only thing you need to do is offer it to your co owners first, if they are not interested then your share can be sold on the open market.
